Oh-oh – the surveyor’s report is terrible… now what? Firstly don’t panic! But that’s easier said than done. The report might read like a disaster movie with lots of issues and problems. Your first reaction might be to pull out of the deal but it’s a big decision and you have already invested lots of time (and maybe even a little bit of love) into your new property.

It will probably bring you down to earth with a bump or take the shine off the whole process of buying a property. But the important thing is at least you know what the true condition of the property is.

Once we have written the report on the property we will talk you through any issues and problems and explain exactly what it all means. Something might sound horrendous and expensive but can actually mean an easy and inexpensive fix. The exact opposite may also be true – but at least you will know the truth.

Having a survey done is the only way to understand the true nature and history of a property. As you are most likely going to be spending 25 years paying it off then it really is the only sensible route.

So back to the title of this article – what can you do? Generally, you have three options. Firstly, to negotiate the price downwards. If the work required is substantial you will be in a much better position if you have a professionally produced report from a Chartered Surveyor, (Chartered means that they are qualified professionals and regulated by the Royal Institute of Chartered Surveyors).

Option number two is to pull out of the deal and find another property. Sometimes although really hard, this can be the best thing to do. The survey will allow you to think with your head rather than your heart and although maybe inconvenient and disappointing it might actually save you time, money and a lot of heartache.

Option number three, and one of the most popular, is to discuss with the vendor (the seller) a compromise deal with any work undertaken before the contracts are completed. But in this case you know that the property is sound and going to be the perfect home you dreamed it would be.
