Your home is the most expensive purchase you will ever make, so you want to know exactly what you’re buying. You’ve decided to get a survey, but you’re unsure which survey would be the most appropriate.

It’s important to make sure you choose the right survey so you can make an informed decision about negotiating on price. The survey you require will depend on the size and age of the property and whether you’re planning any major work.

To put it simply there are 3 levels of survey:

  • Survey level one: RICS Condition Report
  • Survey level two: RICS Home Buyer Report
  • Survey level three: Building Survey

An RICS Condition Report is aimed at newer homes. It identifies any problems that need urgent attention and any issues that need further investigation.

An RICS Home Buyer Report includes all the features of the RICS Condition Report but also provides an independent valuation to help you avoid overpaying and provides a reinstatement cost for insurance purposes.

A Building Survey is aimed at older or larger properties or if you’re planning any serious work on the property. This survey offers a more detailed visual inspection of a wider range of issues and includes advice on defects and repairs.
